My tenant is not vacating my flat even after nine months of notice. She is always coming up with excuses to stay put and is problematic to me and the neighbors. She is spreading false rumors about me to others. We came to know she and her husband are criminals. I am fed up with all the problems she is creating and told her to vacate as she was not paying the increased rent. Now her husband has passed away and she is asking for another 10 months to vacate. Will she vacate at least after that?

I cast a horary horoscope for the time I understood your question. The chart is below:

Your tenant is represented by the 7th house* (see endnote) of “other people.” Mercury just entered a fixed sign, Leo, indicating that your tenant does not plan to go anywhere for as long as possible. The main difficulty is that you are not being firm and consistent in your demands upon her. Neither of your planets, Jupiter and the Moon, are in fixed signs – she is being much more stubborn and focused than you, which is why she is winning this little game.

I also note that the Moon is in Gemini, a double sign, indicating your vacillation on this issue. I do not see her leaving of her own accord otherwise, and the chart does not clearly show timing for that. Why should she? She has you where she wants you.

*Endnote: In traditional texts, tenants are assigned to the sixth house. However, remember that the sixth house rules slaves and those improving our household, so the old-fashioned kind of tenant is meant, where he works your land and generally does your bidding. In today’s context, that definition is not appropriate, and we would give most tenants the 7th house of business associates. The façade of your house does not appear to be in the best of shape: the ruler of your fourth house of real estate is Mars, which has recently entered its fall, the sign of Cancer. You can see how horary can be very literal — the house itself is falling. Mars is moving very slowly, as it prepares to enter first station before turning retrograde: your house is falling, though slowly. However, help may be on the way. Mars is about to sextile Saturn in Virgo, and since Saturn rules braces and reinforcements of all sorts, then the remedial measures should hold back the ravages of time.

So this is helpful; since we have evidence of the work being done, the money will come from somewhere. Let us take a look at the bank, and more specifically, its money. You will get some money from the bank, and I would expect this to happen very very shortly. The bank’s money is ruled by the Sun, which will very soon sextile your significator, Jupiter. The vast majority of the time, the chart shows that circumstances will be similar whether we make the change or not. I suppose this is because we take our natal horoscope wherever we go, and its inherent luck or lack thereof travels with us. Below is a horary chart set for the time I understood your question:

The first house shows what happens if you stay where you are, and we see that its ruler is Saturn in the eighth house. Saturn’s recent transition into Virgo indicates you leaving your job; the fact that Leo is the sign of Saturn’s detriment shows that the change was likely positive. However, the fact remains that Saturn is in the malefic eighth House, and it will shortly conjoin the malefic South node. So there are definite problems if you stay, possibly stemming from financial issues, as the eighth represents other people’s money.

The seven house, representing England, looks more problematic. It is shown by the Moon, which is currently in Sagittarius, but will very shortly enter Capricorn, the sign of its detriment. More than this, the seventh house cusp is afflicted by the antiscion of Mars. This is not good either. The interesting thing is that both planets (Saturn and the Moon) are fine where they are at the moment, but they will soon run into trouble. This tells me that in the very short term, whatever you choose will be fine, but you may experience difficulties later.

As far as the Master’s in education, this could be beneficial, though I would exercise some caution, again related to finances. We see that the ruler of the ninth house of higher knowledge is Mercury in Libra, the exaltation of Saturn. So this degree program could really help you. I don’t like the fact that if we hypothetically drop Saturn just inside the ninth house to see how you will do at school, it is combust. This is a major debility for planet. So it may be worthwhile investigating other programs, degrees, or schools, before deciding on this one.

First, let’s take a look at what is going on with him. He is ruled by your seventh house of partners, and its ruler, Mars in Gemini. His co-ruler, the Sun, represents his urge to marry or his level of physical attraction to you. With Mars in your second house, he is primarily interested in your high opinion of him. This is not quite the same thing as him being head over heels in love with you, but he obviously does care how you feel about him.

The Sun is a little bit more problematic here; because it is in Virgo, it is in the fall of Venus, your main significator. Could it be that you’re not quite getting the sheer animal attraction from him that would be appropriate at this stage in a relationship? Or perhaps he has just not expressed an interest in a long-term committed relationship?

The interesting thing is that both of his planets are in strong dignities of Mercury, which rules the second and sixth houses in the horoscope (his eighth and 12th houses). Without knowing more about your relationship, I wouldn’t gamble on what these houses represent. My close friend’s 13-1/2 yr old daughter has run away from home for the second time (1st time 8/2; “found” by police 8/19 hiding in a closet at a friend’s home & returned to mother that day; then she ran away again 8/24 and is still “missing”) and as happened during her first runaway attempt, is evidently living with individuals who have no problem “hiding” a minor child!

Missing child police reports, etc. have been filed by the mother. This child is also not attending school, so truancy is now an additional issue. She is for all intents and purposes 100% living “underground”. Of course the mother is beside herself. This child does not come from an abusive environment, lack for much in life, etc. Truly a sad, sad situation. What can you see happening in this situation? Will she return? Why are the police so lax in seemingly all they do with this case? What about the individuals who are certainly breaking the law by harboring a runaway minor child?

As always, thank you for writing to me. What a strange situation; I would expect the girl to have told the mother her reason for running away. Since we have very little information, I will try to figure it out from the horoscope. I cast a horary chart for the time I understood your question:

Since the mother is a close friend of yours, we would give her the 11th house of friends, and its ruler, the Sun in Virgo. Her runaway child is shown by your friend’s 5th house of children, and its ruler, Mars in Gemini.

First, let’s take a look at when the missing child will return: the Sun will square Mars at 24 degrees of their respective signs, so it will be in 11 or 12 somethings. The applying planet (the Sun) is in a cadent house, so we would likely see this as days. There is the possibility we are looking at hours, but days seems more likely given how long the girl has been gone. So she will be back in just under two weeks. Will it be for good? I’m not convinced; with mutable signs dominating the chart, ther may be a bit more of this back and forth lifestyle.

Second, let’s try to figure out why she is running away. With Mars in the sign of Mercury and detriment of Jupiter, she either really likes what Mercury represents or hates whatever Jupiter represents. Mercury rules the missing child’s 11th house of friends, so this may be one reason she’s running away. Jupiter rules her 2nd, 4th, and 5th houses, so it could be she simply doesn’t like being at home, or potentially has some self-esteem issues (2nd house). But really, why not just ask her, and maybe get a therapist to talk to her?

Third, why are the police not doing anything? They don’t want to deal with it, especially after having already done their duty once. The police are represented by the 10th house of authority, and its ruler, Mercury. Mercury is in the fall of the Sun (the mom) and the detriment of Mars (the daughter); it’s not that they don’t care. Rather, they are intentionally not pursuing this. They certainly could do so; Mercury is powerfully placed in the first house. But they had already done so once, and don’t want to get involved again. Note how Mercury was recently in its own sign and exaltation, Virgo – in the recent past, the police were doing their policing, as they should have. But they are onto other things, and couldn’t be bothered, since there seems to be no danger to the child.

Fourth, why are these people harboring her? Without knowing her exact relationship to these people, it’s difficult to say. If they are just anybody to her (not friends, for example), we would take them to be shown by Venus in Leo. Since Mars has recently sextiled Venus, this is quite possible. If this is the case, the people with whom she is staying are not bad people. Venus is in its own term, which lends some amount of character to the people involved. Which leads me to believe that she has told them a compelling story – true or not – about why she has run away.

Venus is also applying to a sextile with Mars, which is not considered tremendously helpful, as Mars is a malefic planet.

Perhaps going for your Ph.D. may not be the best idea, given the extent of Venus’s afflictions. But let’s see whether you will end up going for the degree anyway. Mercury is your significator, as it rules your first house of the self. Mercury is very strong, because it is in Virgo, the sign of its domicile and exaltation. However, Mercury is in the fall of Venus, showing your disappointment with getting the Ph.D. admission in the past.

Ideally, I would want to see an aspect between Mercury and Venus, indicating you obtaining the degree. However, we also note that both of your significators; Mercury and the Moon, will enter sign is ruled by Venus (ruler of higher education in this chart), so there is a possibility of attaining your Ph.D. in nine or 10 years. The first thing we notice about this horoscope is the fixed star Vindemiatrix on the ascendant. It is associated with separation and sadness, and generally does not bode well for the relationship. We see that you are attracted to him, though I don’t think you’re quite in love with him; the planet indicating your urge to find a mate, Venus, is in the sign of the Sun. Venus is also retrograde, showing your thoughts of rekindling the relationship. The Moon, which shows your emotions, is in the detriment of the Sun, showing that you are somewhat heartbroken and disappointed with his behavior.

My entire life people I have met have been amazingly drawn to me. Strangers I’ve spoken to have always gazed at me with the same wide-eyed awe and uttered “You are going to be so famous” or “You are going to really make it”. The thing is, I just turned 21 and yet I have only flirted with the smallest outskirts of fame. I’ve shot for a few magazines, performed in many theater productions, been in TV and on commercials. I’ve met with all the right people who can get me there…yet it seems I am still here, stuck. What do you see?

Should I just give up and accept my life as an above-average looking person, or continue to charge forth towards the goal I want? I could care less about fame or fortune, I just want to act in TV. Because you are curious about your career and eventual success, we have to look at the 10th house of career, honor, and fame. In this horoscope, the 10th house is ruled by Moon in Capricorn in the third house. The Moon is avoid of course, meaning that it will not make major aspects in its current sign. None of these indications are particularly positive; the Moon is in the sign of its detriment, it is in a cadent house, and other planets are not assisting it by aspect or reception. This does not bode terribly well for your show business fame.

If we look at the ruler of the first house, which represents you, we get Venus in Leo retrograde in the 10th house. Venus is not terribly strong in Leo, and because it is retrograde, there is a sense that you feel you’re moving backward instead of forward in your career.
